Whether it’s your first time buying a home for your family or you’re looking for the perfect vacation home or rental property, it’s important to know that your investment is protected. At Modern Inspections, we offer an unbiased professional home inspection that will provide you with information on the full condition of the home so that you can make an informed buying decision.  For years of full-time service in North Idaho, we’ve been educating our clients on the true condition of their prospective home. Our focus isn’t to sway your decision either way—it’s simply to give you the facts.

Your Understanding Is Our Priority

Once we’ve completed the home inspection (2-5 hours) we’ll immediately get to work on a full report of our findings. The inspection report will be sent via email within 24 hours of the completed onsite inspection. You’ll be able to access your inspection report anywhere and anytime that you have internet. We attach pictures with pertinent findings and provide detailed information on any issues discovered. But our dedication to you and your home doesn’t stop there— We will continue to be available as your local resource answering any future you have questions about your new home or directing you to those who can.

The state of Idaho does not regulate home inspectors in any way. There are no licensing laws nor are there any laws concerning how an inspectors services are to be conducted. Here at Modern Inspections we are affiliated with the American Society of Home Inspectors (ASHI). This is to provide you with added assurance that we will complete the inspection of your home to ASHI’s strict Standards of Practice and abide by the ASHI Code of Ethics.

Thorough Inspections

We will always spend as much time as needed to deliver a thorough and complete inspection on the property. We hope to give you all the knowledge and insights you need to make the best decision concerning your purchase.

Comprehensive Reports

The inspection reports we produce will come with descriptions written in common terms, photos and illustrations followed by clear recommendations. We also provide a summary highlighting our most important discoveries so you know where to take quick and appropriate action.

Continuing Education

We are required by ASHI to complete no less than 20 hours of continuing education every year. Here at Modern Inspections we are always self educating in our field and have alway exceed the 20 hour minimum per our goal to be the best. You can put your confidence and trust in our inspection skills and knowledge.
